Inside Bonne Terre Labs, the Georgetown professor's startup reading nature risk before it is realised

When the French settlers reached the wetlands of southeast Louisiana, they found land that looked like swamp but turned out to be fertile ground – good for cultivation, good for building. They called it Terrebonne: good land. Generations later, Monica Sanders, whose family traces its roots to that same corner of Louisiana, took the name and turned it over. Reversed, Terrebonne becomes Bonne Terre – good earth, the good planet. It is a small linguistic flip that carries the whole thesis of the company she founded: that the places where development happens are not just ground to be built on, but communities and ecosystems with a stake in the outcome.
Sanders is a Georgetown Law professor, and she describes Bonne Terre Labs as an extension of community work she had been doing for years – an attempt to take on climate-impact problems at scale rather than one place at a time. The company works on a problem most people in infrastructure will recognise: the risks that prove most expensive – permitting delays, water constraints, litigation, shifting media coverage, organised local opposition – tend to surface late, once capital is committed and there is little room left to change course. The information that would have flagged them usually existed already, spread across regulatory filings, court dockets, local press, and community meetings that no one had pulled together in time.
Bonne Terre Labs works on that gap, drawing together environmental, regulatory, financial, legal, media, and community data to map the risk landscape behind an infrastructure or investment decision – the parts that fragmented due diligence tends to miss. The method combines data science, legal and policy analysis, and community-informed research, and it counts what local residents think about a project as evidence in its own right, alongside the permitting and environmental data.
Sanders has started with data centres. The build-out of digital infrastructure is among the most capital-intensive and community-sensitive development happening at the moment, and the questions it raises – who carries the environmental burden, who shares in the benefit, whether a project ends up in litigation – are the ones conventional diligence tends to answer too late. Her interest is in helping the organisations making those decisions reach them earlier, and in seeing the communities that host the infrastructure counted as participants rather than an afterthought.
The company is building two platforms. SEED looks at investment: how public, private, and philanthropic money lands in communities and whether it produces the outcomes it was meant to, which gives governments, funders, companies, and nonprofits a way to see where capital is going and where the gaps are. Bonne Terre Insights looks at the site: it helps developers, operators, consultants, and advisers weigh permitting, environmental burdens, water constraints, litigation exposure, media narratives, and community sentiment before they commit.
Both are designed to inform a decision rather than make it, organising the evidence and surface the pattern while the final judgement stays with the person. The work sits across several fields at once – climate technology, responsible AI, infrastructure planning, environmental justice – and it follows from something Sanders returns to often: that the communities most affected by development are frequently the least represented in the data used to weigh it.
The company is early. It took part in Nvidia Inception, giving startups access to the latest developer resources, as well as taking part in a LabStart cohort, which saw climate founders backed to bring ideas to market. and it is currently working with prospective users, technical collaborators, infrastructure stakeholders, and pilot partners as it develops and tests the platforms. The bet behind it is that better information at the start of a project can lower the financial, regulatory, environmental, and human costs that tend to arrive at the end.
